  1. Introduction Selling starts with understanding. What is your situation, your timing, your expectations? During a personal conversation, we map out your goals and discuss what is needed to ensure a smooth and successful sale. We offer honest advice on market conditions, realistic pricing, and the right strategy for your home.
  2. Getting sale-ready Before going live, we make sure everything is in order. This includes collecting the necessary documents such as the escritura, latest IBI payment, certificate of occupancy, energy certificate (CEE) and any relevant permits. If anything is missing, we will take care of it. That way, we are ready to move forward the moment the right buyer comes along.
  3. Property presentation You only get one chance to make a first impression. That is why we create a professional, high-quality presentation, complete with photography, carefully written copy and, if applicable, video or drone footage. We do not just show the home. We bring across the feeling.
  4. Marketing and exclusive placement Your property is first introduced to our private network of serious buyers before it appears on any major portals. This creates a sense of exclusivity and allows us to quietly test the waters. After that, we roll out strategic online campaigns, social media placement, personal outreach and where appropriate, external platforms. Always with a focus on quality, discretion and results.

  6. Negotiations and agreement When the interest is there we represent your best interests in every step of the negotiation. We manage the conversations, draft a legally sound preliminary agreement (reserva or arras) and ensure all terms are clearly aligned. We ensure you are fully informed of all tax obligations, including the 3% retention for non-residents, capital gains tax (GGT) and potential municipal surplus value tax (plusvalía municipal).
  7. Completion at the notary We make sure everything is in place before you head to the notary. We coordinate the administrative process, review the deed, ensure that payments are secure and accompany you at the signing. After the keys have been handed over, we make sure everything is legally finalised, including deregistration at the land registry and settlement with the bank or municipality if needed.
