Clarity about costs before you begin

The buying process in Spain differs from what you might be used to at home. And that includes the costs. In the Costa Blanca region, you can expect additional costs of around 12 to 15 percent on top of the purchase price. That may sound like a lot, but with the right guidance, it becomes clear and manageable. When you understand the breakdown and what it covers, it brings calm and confidence. No surprises, no confusion. Just clarity from the very beginning.

Notary and registration fees may vary slightly depending on location, notary and purchase price. The percentages above serve as a guideline.

The first step is a conversation

New builds

For new builds, you can expect around 15 percent:

  • 10% VAT (IVA)
  • 1.5% stamp duty (AJD), required on first transfer
  • 0.5 to 1% for notary fees and land registry
  • 3% service fee, including buyer representation, legal due diligence, valuation, power of attorney and financing preparation

Resale properties

For resale properties, this is roughly 13.5 to 16 percent:

  • 10% transfer tax (ITP)
  • 0.5 to 1% notary and land registry fees
  • 3 to 5% service fee for full guidance

  5. Purchase contract and coordination Once the decision is made, we make sure everything is sound. We carry out a full legal check, verify permits and handle negotiations. We can assist with financing and advise on the right insurance. You do not need to chase papers or worry about timelines, we do that for you.
  6. Key handover and beyond The final signature marks the official moment when everything comes together. You sign and we make sure every detail is flawless. We guide you at the notary, double-check every document, and ensure the process is legally and administratively smooth.

    After the key handover, we continue to follow up until the property is fully registered in the Spanish land registry. Planning to rent it out? If applicable, we assist you in applying for a rental license.
